On April 2nd, 2020 Governor DeSantis issued Executive Order Number 20-94 suspending residential evictions for non-payment of rent until May 17, 2020. The Governor made it clear in his order that tenants are still obligated to make their rent payments. Landlords should not be serving 3-Day Notices during this time. The order only affects evictions involving non-payment of rent.
Landlords are still permitted to file evictions for other matters, including lease violations, holdover tenants after lease expiration, and termination of month to month tenancies, if the courts in their county are still open and accepting eviction cases.
